Boxborough Median Reaches $925,000 as Three Homes Sell Above $900,000 in June

BOXBOROUGH -- A single-family home on Flagg Hill Road topped Boxborough's June property market at $1.3 million, while a 10-unit portfolio transfer between two members of the Brooks family dominated the month's deed activity by transaction count.

MARKET OVERVIEW

Nineteen deeds were recorded in Boxborough between June 12 and July 11, 2026, but sale prices were disclosed in only five of those transactions -- roughly one in four. Based on those five priced sales, the price range ran from $199,000 to $1,300,000, with a median of $925,000. The low disclosure rate reflects the high share of trust, estate, and intra-family transfers in the dataset rather than a quiet market; the raw count of 19 deeds over approximately 30 days represents a moderate pace of recording activity for a community of Boxborough's size. Meaningful market comparisons are limited by the small number of arm's-length transactions with disclosed prices.

TOP SALES

302 Flagg Hill Road led all disclosed transactions at $1,300,000. Leah K. Russell sold the property to Frank R. Sweet III and Robin A. Sweet, acting as trustees, in a deed recorded June 12.

31 Fifers Lane sold for $1,148,000 on June 18. The Kelly A. Larson Trust, with Kelly A. Larson as trustee, conveyed the property to Maria Novick.

29 Bicentennial Way sold for $925,000 on June 24. Michelle M. Heatley sold the home to Amit Mukherjee and Joyeeta Mitra Mukherjee.

85 Cortland Lane, Unit 4A, changed hands for $570,000 on June 25. Richard Cotillo sold the condominium unit to Ken Sternfeld and Anna Escobar.

300 Codman Hill Road, Unit 33C, recorded the period's lowest disclosed price at $199,000 on June 25. Thomas A. Sullivan and Susan A. Sullivan, as trustees, conveyed the unit to Codman Hill Brothers LLC.

NEIGHBORHOOD BREAKDOWN

Flagg Hill Road and Fifers Lane produced the two highest-priced transactions of the period, both single-family homes exceeding $1.1 million, anchoring the upper end of the disclosed market. Bicentennial Way contributed the period's median sale at $925,000. Together, those three addresses accounted for all transactions above $500,000 among the five priced sales.

At the condominium tier, Cortland Lane ($570,000) and Codman Hill Road ($199,000) represented the lower end of the disclosed-price range. The $199,000 Codman Hill Road unit was acquired by Codman Hill Brothers LLC, an entity name that suggests an investment or aggregation purpose, though the data does not confirm that characterization.

Russet Lane generated three recorded deeds -- 106 Russet Lane Unit B Building 1, 122 Russet Lane Unit B Building 3, and 124 Russet Lane Unit C -- none with a disclosed price. Liberty Square Road contributed three deeds, at Units 30A and 34A at No. 73 and Unit 14A at No. 81, also without prices. Swanson Court appeared in three deeds: two units at No. 35 and one at No. 52.
