Boxborough Home Sale Prices Range Widely From $199,000 to $1.265 Million

BOXBOROUGH -- Nineteen property transfers were recorded in Boxborough between June 19 and July 18, with disclosed sale prices ranging from $199,000 to $1,265,000. Most of the month's activity, however, came from a single-day batch of family transfers that carried no disclosed price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Boxborough during the period. Of those, six included a disclosed sale price, ranging from $199,000 to $1,265,000, with a median of $747,500 among the priced sales. The remaining 13 transfers -- more than two-thirds of the total -- carried no disclosed consideration, consistent with family and trust transfers rather than open-market sales. Because most transactions in this period lack pricing data, the six disclosed sales offer only a partial picture of the local market.

TOP SALES The highest-priced transaction was 25 Whitney Lane, which sold for $1,265,000 on July 15. James P. and Janet C. Maxwell sold the property to Nickolaos P. and Allison M. Karkantis. 34 Patch Hill Road sold for $1,055,000 on July 2. Michael A. and Jennifer T. Campbell sold the property to Eric L. Ruggiero and Michelle Z. Dion. 29 Bicentennial Way sold for $925,000 on June 24. Michelle M. Heatley sold the property to Amit Mukherjee and Joyeeta Mitra Mukherjee. 85 Cortland Lane, Unit 4A, sold for $570,000 on June 25. Richard Cotillo sold the unit to Ken Sternfeld and Anna Escobar. 49 Spencer Road, Unit 30H, sold for $219,000 on June 30. Steven M. Renaccio sold the unit to Nancy Kalgren.

NEIGHBORHOOD BREAKDOWN Ten of the period's 19 transfers were part of a single batch recorded June 29, in which Eileen M. Brooks (also recorded as Eileen Brooks) transferred nine condominium units -- plus one additional property with no listed address in the dataset -- to Mark Brooks. That batch spanned four streets: three units on Liberty Square Road (30A, 34A and 14A), three on Swanson Court (Unit 23 Building D, Unit 11 Building D and Unit 23 Building B), one on Russet Lane (Unit B, Building 1), and one on Codman Hill Road (Unit 33D). None of the ten carried a disclosed price. Codman Hill Road also saw a separate, disclosed sale: 300 Codman Hill Road, Unit 33C, sold for $199,000 on June 25, with Thomas A. and Susan A. Sullivan, as trustees, selling to Codman Hill Brothers LLC. Among the six disclosed sales, two topped $1 million (Whitney Lane and Patch Hill Road), two fell between $500,000 and $1 million (Bicentennial Way and Cortland Lane), and two were under $500,000 (Spencer Road and Codman Hill Road).

MARKET NOTES Twelve of the 19 recorded transfers involved condominium units rather than single-family properties, based on unit numbers listed in the deed addresses. Beyond the ten-property Brooks family batch, three other transactions were trust-related: 91 Meadow Lane moved from Kevin A. Cabana to Kevin A. Cabana as trustee of the Kevin A. Cabana Revocable Trust; 31 Inches Brook Lane moved from Robert F. and Susan B. Seger into a revocable trust; and 68 Avebury Circle moved from Ashish Dwivedi and Neeti Tripathi to themselves as trustees. In total, 13 of the 19 sales -- the Brooks batch plus these three trust transfers -- carried no disclosed price. No bed, bath or square footage data was available for any property in this dataset.
