Six Disclosed Boxborough Sales Range From $175,000 to $1,265,000 in July

BOXBOROUGH -- The South Middlesex Registry of Deeds recorded 19 property transfers in Boxborough between June 26 and July 25, but only six carried a disclosed sale price, ranging from $175,000 to $1,265,000. The remaining 13 transfers were trust or intra-family transactions, including a single bulk transfer of 10 condominium units between two family members.

MARKET OVERVIEW Nineteen deeds were recorded in the town during the period, which by raw count suggests active filing activity at the registry. However, only six of those transfers were sales between unrelated buyers and sellers with a disclosed price; the other 13 were transfers into trusts or between family members, none of which listed a sale price. Among the six disclosed sales, prices ranged from $175,000 to $1,265,000, with a median of $1,067,500. Because two-thirds of the month's recorded deeds were not arm's-length market transactions, the six disclosed sales offer a more limited picture of actual buying and selling activity in Boxborough than the total deed count alone would suggest.

Ling Zhang and Zhu Mao sold the property to Prem Kumar Singh and Rosaland Leigh Jones. 8 Whitney Lane sold for $1,080,000 on July 16. Leslie E. Garrison, as trustee, sold the property to Erica Stephanie Brown and Derek Jeffrey Brown. 34 Patch Hill Road sold for $1,055,000 on July 2. Michael A. and Jennifer T. Campbell sold the property to Eric L. Ruggiero and Michelle Z. Dion. 49 Spencer Road, Unit 30H, sold for $219,000 on June 30. Steven M. Renaccio sold the unit to Nancy Kalgren.

NEIGHBORHOOD BREAKDOWN Whitney Lane accounted for two of the six disclosed sales this period -- 8 Whitney Lane at $1,080,000 and 25 Whitney Lane at $1,265,000. Swanson Court also saw multiple recorded deeds: 42 Swanson Court, Unit 22, sold for $175,000, while three additional Swanson Court units (11 and 23 in Building D, and 23 in Building B) transferred without a disclosed price as part of the intra-family bulk transfer described below. By price tier among the six disclosed sales, two fell under $500,000 ($175,000 and $219,000, both condominium units) and four exceeded $1 million ($1,055,000 to $1,265,000, all single-family homes).

MARKET NOTES Property types were split between single-family homes and condominium units. All four disclosed sales above $1 million were single-family homes, on Whitney Lane, Burroughs Road and Patch Hill Road, while both disclosed sales under $500,000 were condominium units, on Swanson Court and Spencer Road. Bed, bath and square-footage data were not available from deed records for any transaction.

Thirteen of the 19 recorded deeds this period were not sales between unrelated parties. Ten of those were part of a single pattern: Eileen M. Brooks transferred condominium units to Mark Brooks across five different addresses -- Swanson Court, Russet Lane, Codman Hill Road and Liberty Square Road -- with no price disclosed on any of the ten deeds. Three additional transfers moved property from individuals or couples into their own revocable trusts with the same names as trustees: 68 Steele Lane (James E. and Giuditta Houhoulis), 68 Avebury Circle (Ashish Dwivedi and Neeti Tripathi) and 91 Meadow Lane (Kevin A. Cabana). None of these 13 transfers disclosed a sale price, and the registry data does not indicate the reason for the transfers.
