BOXBOROUGH — October 30, 2025 — Boxborough Planning Board continues major Beaverbrook Road commercial permit hearing to December 1 after three-hour editing session. The board spent the evening working line by line through competing draft versions of a special-permit decision for Campanelli Trigate Sub LLC's proposed master plan at the Park at Beaverbrook Road, which would add up to five new buildings totaling a maximum 446,000-square-foot building footprint with optional mezzanine space up to 221,500 square feet. The only public comment came from Sustainability Committee Chair Catherine Davies, who urged the board to require compliance with the Massachusetts Specialized Stretch Energy Code, noting Campanelli's current 10 percent EV-ready parking proposal falls short of the code's 20 percent threshold. Town Counsel Adam Costa identified Zoning Bylaw Section 6.1.9 as authority allowing the board to reduce parking below the approved two-spaces-per-1,000-square-feet standard at site plan review without a separate permit amendment. The board also voted 4-0-1 to release the $25,000 remaining performance bond for the Priest Lane subdivision, with Cindy Markowitz abstaining, and authorized Chair Rebecca Werner to submit the Planning Board's FY27 consulting budget up to $7,500. The full build-out is projected to generate $780,000 to $1.43 million in annual property tax revenue at current valuations.
