Boxborough Planning Board Unanimously Approves Trade Shop at 100 Codman Hill Road
BOXBOROUGH — July 15, 2024 — Boxborough Planning Board approves three-unit trade shop on Codman Hill Road after year-long review. The board voted unanimously Monday to grant site plan approval to French Brothers Boxborough LLC for a proposed three-unit trade shop at 100 Codman Hill Road, a 2.1-acre parcel in the Industrial Commercial Zoning District, closing a public hearing that first opened May 20. Engineer Paul Kirchner of Stampsky and McNary confirmed the project's roughly 40,164 square feet of land disturbance falls just under the one-acre stormwater permit threshold. Board member Cindy Markowitz identified a procedural gap midway through the meeting, arguing that the project's estimated 908 cubic yards of earth removal — above the bylaw's 200-cubic-yard threshold — required a formal earth removal permit; the board conditioned approval on the applicant filing that permit before a building permit can issue. Property owner Mike French voluntarily reduced Saturday construction hours to 8 a.m. to 2 p.m. and accepted a prohibition on major vehicle or equipment repair and a requirement that each tenant bay maintain an industrial spill kit, given the site's proximity to the Aquifer Protection District. The Conservation Commission was slated to take up its Order of Conditions for the same site July 17.
