Boxborough Planning Board Opens Public Hearing on 667,500-Square-Foot Business Park Expansion

BOXBOROUGH — June 2, 2025 — Campanelli Trigate seeks to expand Beaver Brook Road business park by up to 667,500 square feet under a new master plan presented to the Boxborough Planning Board on June 2. Permitting counsel Johanna Schneider told the board the proposal would add five new buildings — 600, 700, 800A, 800B, and 800C — at a reduced parking ratio of 2.0 spaces per thousand square feet, down from 4.0, and would restrict an additional 94 acres as deed-protected conservation land, bringing the park's total protected open space to 71 percent of its 350 acres. Traffic consultant Robert Michaud of MDM Transportation Consultants said the plan would produce a net reduction of more than 300 vehicle trips per hour during evening peak hours compared with the 2001-approved buildout, and that a MassDOT Section 61 finding commits the applicant to design work on an Interstate 495 northbound ramp improvement prior to the next building occupancy. Campanelli representative Russ Dion estimated the project would add approximately $700,000 per year to the town's commercial tax base. The board voted unanimously to continue the public hearing, which will include public comment, to June 16. At the close of the meeting, Rebecca Werner was unanimously elected as the new Planning Board Chair and Rich Gazzardi was elected Clerk.
