Boxborough Planning Board Continues Beaver Brook Road Hearing, Advances MBTA Zoning Process

BOXBOROUGH — July 21, 2025 — Boxborough Planning Board continues Beaver Brook Road commercial permit hearing, opens MBTA zoning process. At its July 21 meeting, the board heard updated traffic counts showing the Beaver Brook Road technology park generates roughly 24 percent of daily Swanson Road volume — well below historic projections of up to 12,000 daily trips — and received a package of community benefit proposals from applicant Campanelli Trigate Sub LLC, including a five-acre land donation, a $25,000 design contribution, and two radar speed signs on Swanson Road. Russ Dion of Campanelli reported just under $8 million in capital investment since acquiring the park and approximately $2.3 million in annual operating costs; the four developed buildings currently generate about $890,000 in annual property taxes. The board voted 5-0 to continue that hearing to August 18. Separately, Town Planner Alec Brousseau opened the MBTA Communities Act overlay district public hearing, recommending the board abandon a deed-restricted third candidate site and focus on District 1 at the Hill Road Meemore condominium area; multiple members indicated readiness to select that location, and the board voted 5-0 to continue to August 4, where dimensional regulations and draft warrant language are expected.
